Key eligibility rules in Singapore
- HDB BTO: Singapore Citizen + family nucleus, income ceiling $14k (4-room) or $21k (5-room/Executive), no other property ownership.
- HDB Resale: SC alone (35+) or SC + SC/PR/Foreigner family nucleus, no income ceiling.
- Executive Condominium: SC main applicant + SC/PR/Foreigner spouse, income ceiling $16,000, no private property owned in last 30 months.
- Private Condo: Open to all (SC, PR, Foreigner, Entity). ABSD applies based on citizenship and property count.
- Landed property: Generally restricted to Singapore Citizens. Foreigners must apply for special approval (usually only granted in Sentosa Cove).
Family nucleus
A "family nucleus" for HDB/EC purposes typically means: spouse + children, or applicant + parents/siblings, or fiancé(e) + applicant. Singles 35+ can buy resale flats and 2-room BTOs under the Single Singapore Citizen Scheme.
